Because our states economy is closley tied to the real estate market the state government have passed bond measures allowing the state to offer home buyers a deferred-payment junior loan for 3% of the purchase price of a home. In other words if you take your loan to FHA you only have to come up with 1/2% for your down payment.
 

CalPERS

If you are a city, state, public employee or teacher you can use the 3% as your downpayment and the state is offering to defer an additional 17% of the purchase price for 5 years with no inetrest (Free Money).
